A fresh paint job is the highest-ROI home improvement you can make before listing. Zillow's research shows the right paint colors can add thousands to your sale price - and the wrong ones can subtract thousands. Here's what the data says and what we recommend to clients selling in the Lehigh Valley.

The General Rule: Neutral, Light, and Clean

Buyers make purchase decisions emotionally. Bold, polarizing colors narrow your buyer pool. Neutral colors let buyers visualize their own furniture and belongings in the space - which means more offers at higher prices.

The specific neutrals that perform best in 2026 have evolved from the stark whites and greiges of the 2010s to warmer, softer tones that feel livable and current.

Best Colors by Room

Living Room: Warm White or Soft Greige

The living room is the first interior space buyers experience. Warm whites like Sherwin-Williams Alabaster (SW 7008) or Benjamin Moore White Dove (OC-17) create a bright, welcoming feeling without the clinical edge of true white. Soft greiges like Agreeable Gray (SW 7029) have proven staying power - not trendy, not boring.

Avoid: Saturated accent colors, dark grays, anything too warm that reads yellow in person.

Kitchen: White Cabinets, Light Walls

White or off-white kitchen cabinets are still the strongest selling point in a kitchen repaint. BM Chantilly Lace (OC-65) or SW Extra White (SW 7006) for cabinets. Walls in a complementary light greige or creamy white. Kitchen spaces with white cabinets against a warm-white wall photograph better and feel larger.

Avoid: Trendy dark cabinet colors unless the buyer market for your price point specifically expects them. In most Lehigh Valley price ranges ($300k-$500k), white still wins.

Bathroom: Crisp White or Very Light Blue-Gray

Zillow's analysis found light blue bathrooms (specifically blue-gray tones) commanded a $5,440 premium over expected sale price in one study. Colors in the BM Sea Salt or SW Sea Salt range - soft, barely-there blue-gray - test well with buyers. For smaller bathrooms, a true bright white (BM Chantilly Lace or SW High Reflective White) maximizes the feeling of space.

Master Bedroom: Soft Blue or Warm Greige

Avoid: Saturated colors, mauve or pink (divisive), anything too dark for the room size.

Front Door: High-Impact Color is OK Here

The front door is one place you can safely use color. Classic black or near-black (BM Onyx, SW Tricorn Black) is the current top performer for curb appeal in the Lehigh Valley market. Navy blue (BM Hale Navy HC-154) is a strong second. Red front doors are still popular but more culturally specific.
