Step 1: Get 3 Written Quotes Minimum
Never accept a verbal estimate or a quote scribbled on a business card. A professional painting contractor should provide a written scope of work that specifies: square footage or rooms being painted, number of coats, paint brand and product name, surface prep included, timeline, warranty terms, and total price. If a contractor won't provide this in writing, move on.
Step 2: Ask These Questions Before Signing
Are you licensed in PA (or NJ)? Can you provide proof of $1M liability insurance? Will you be on-site supervising the work, or sending a crew? What's your warranty on workmanship? How do you handle repairs or touch-ups if I'm not satisfied? Do you protect floors and furniture? These questions separate professional contractors from fly-by-night operators.
Step 3: Compare Apples to Apples
The cheapest quote is almost never the best value. Compare: what paint products are specified (ask by name — 'premium paint' is meaningless), how many coats are included, what prep work is included (some quotes exclude patching or caulking), whether the quote includes primer, and what the warranty terms are. A quote that's $800 less might be using contractor-grade paint with one coat and no prep — that's not a deal.
