Exterior Painting Prep: The Complete Homeowner Checklist
The most common reason exterior paint peels within a few years isn't cheap paint - it's poor preparation. Here is exactly what proper exterior prep looks like, and what to expect when hiring a professional painter in the Lehigh Valley.
The 8-Step Exterior Prep Process
Step 1: Inspection
Before any work starts, a thorough walk-around to identify all issues: peeling paint, damaged wood, caulk failures, rot, mold, and missing or cracked siding. All of these must be addressed before paint goes on.
Step 2: Power Washing
The entire exterior is power washed at 2,500-3,000 PSI to remove dirt, mildew, loose paint, and chalk. Painted surfaces must be completely clean for new paint to bond. We typically allow 24-48 hours of drying time after washing before painting begins.
Step 3: Scraping
Any remaining loose or peeling paint is hand-scraped after washing. This step is skipped by contractors who rush jobs - and it's the number one predictor of whether new paint will last. If it's not scraped, new paint applied over loose old paint will peel off in sheets within 1-2 years.
Step 4: Sanding
Scraped edges are feathered with sandpaper to create smooth transitions. On new wood or bare spots, sanding opens the grain for better primer adhesion.
Step 5: Wood Repair
Rotted wood is removed and replaced. Small damage is filled with exterior-grade epoxy wood filler. Soft or punky wood that looks solid but sponges when pressed must be replaced - paint cannot fix structural issues.
Step 6: Caulking
All gaps around windows, doors, trim, corners, and any joint where two surfaces meet must be caulked with a quality paintable caulk. Old failed caulk is removed first. This step prevents water infiltration that causes future paint failure and wood rot.
Step 7: Priming
Bare wood, repaired areas, and previously unpainted surfaces are primed before topcoating. Primer creates a consistent, adhesive base and prevents tannins in wood from bleeding through the finish coat. Skipping primer on bare wood almost always results in discoloration.
Step 8: Painting
