Basement Wall and Floor Painting

Basement painting depends on moisture more than paint. Masonry and concrete must be dry, clean and fully cured, and the coating must be rated for the location: Benjamin Moore's block filler, for example, is not recommended below grade, while its garage floor paint is listed for basement floors.

Should You Check for Moisture Before Painting a Basement?

Yes. Water coming through foundation walls will push paint off, and no coating fixes a drainage problem. Signs to check include damp spots after rain, white mineral deposits (efflorescence) and musty areas. Portola's lime wash data sheet, for example, says efflorescence and excessive salt must be removed from masonry before coating. Leaks and grading are addressed before painting.

Which Products Are Made for Basement Masonry?

Read the limitations, not just the label. Benjamin Moore's Ultra Spec Hi-Build Block Filler fills small cracks and voids in concrete and cinder block, but its data sheet says it is not recommended for below grade applications, should not be used as a waterproofing sealer and needs at least 50°F. Its Ultra Spec Masonry Interior/Exterior Sealer and High Build Masonry Primer are listed for new or previously painted masonry and block, also with a 50°F minimum. Matching the product to the wall's location is the key decision.

How Are Basement Floors Coated?

Floors need a floor coating, not wall paint. Benjamin Moore's INSL-X GarageGuard 1-Part Concrete and Garage Floor Paint is an epoxy-modified acrylic listed for basement floors as well as garages, patios and walkways. Its data sheet lists 8 hours before light foot traffic, says not to apply within 5°F of the dew point, and requires a 50°F minimum. Damp basements often run close to the dew point, so a dehumidifier helps.

What About Drywall and Ceilings in a Finished Basement?

Finished basement walls are painted like any room, with drywall finished to the level the paint and lighting call for under the Gypsum Association's GA-214. Exposed joist ceilings are often sprayed a single color. Utility areas can use lower finish levels; GA-214 says lower levels may be specified where appearance is not the main concern.

How Long Does Basement Paint Take to Dry?

Longer than upstairs, because basements are cool and humid. Benjamin Moore lists a 4 hour recoat time for its masonry sealer and 2 to 3 hours for block filler at 77°F and 50% humidity, and every sheet warns that high humidity and cool temperatures extend dry and recoat times. Running a dehumidifier and keeping the space above 50°F keeps the work on schedule.

Why Do Basement Walls Need So Much Primer?

Raw block and concrete are porous and uneven. Benjamin Moore lists its block filler at 75 to 100 square feet per gallon with a dry film of 8.5 to 11.3 mils, far heavier than wall paint, because its job is to fill pores and voids so the finish coat goes on smooth. Its masonry sealer is listed at 200 to 400 square feet per gallon. Those numbers explain why unfinished masonry takes more material and time than drywall of the same size.

Frequently Asked Questions

Can you paint over efflorescence on basement walls?

No. Efflorescence is mineral salt carried to the surface by moisture, and coatings applied over it lose adhesion. It is cleaned off, the moisture source is investigated, and the wall is allowed to dry before priming. Portola's lime wash data sheet, for example, says efflorescence and excessive salt must be removed from masonry before coating.

Is waterproofing paint enough to stop a wet basement?

Usually not on its own. Coatings can reduce dampness through masonry, but water pushing through a foundation wall from outside will lift them. Benjamin Moore's block filler data sheet says it should not be used as a waterproofing sealer and is not recommended below grade. Drainage, grading and gutters come first; coatings are the finishing step.

What paint should be used on a basement floor?

A coating made for concrete floors. Benjamin Moore's INSL-X GarageGuard is listed for basement and garage floors and needs 8 hours before light foot traffic and 3 to 5 days before vehicles. The floor must be clean and dry, at least 50°F, and not within 5°F of the dew point during application.

Can a basement be painted in winter?

Yes, if the space is heated above the products' minimums. Benjamin Moore's masonry primers, sealers and floor paint list a 50°F minimum surface temperature. Cold basements also run humid, which slows drying, so heat and a dehumidifier make winter basement work practical.
