Whole-house painting cost is driven by how many surfaces are included (walls, ceilings, trim, doors), their condition, the number of color changes, whether the home predates 1978, and whether people are living in it during the work. Those factors change labor far more than the paint itself.
The scope decides the price. A whole-house job can mean walls only, or walls, ceilings, baseboards, door and window casings, doors and closets. Pennsylvania's Home Improvement Consumer Protection Act requires the contract to include a description of the work, the materials to be used and specifications that cannot change without a written change order, so a clear room-by-room scope protects both sides.
Wall area, not floor area, drives paint. As a rough guide, each 12 by 14 foot room with 8 foot ceilings has about 416 square feet of wall. At the 400 to 450 square feet per gallon Benjamin Moore lists for Regal Select, two coats are about 2 gallons per room of that size. Ceilings add about 168 square feet per coat for the same room, and trim enamel such as Advance covers 400 to 500 square feet per gallon.
Trim and doors. Every door has two faces, edges and a jamb, and Benjamin Moore's Advance enamel needs 16 hours between coats, so doors often take more time than the walls around them. Stairwells and two-story foyers need ladders or planks. Ceilings with water stains need a stain-blocking primer first.
Patching nail holes is quick; repairing cracks, torn paper and old wallpaper damage is not. The Gypsum Association's GA-214 says paints with sheen above flat are not recommended over Level 4 drywall and recommends Level 5, a full skim coat, under severe lighting. Choosing eggshell or satin in rooms with long, side-lit walls can add skim coating to the job.
Big changes need primer. Benjamin Moore calls its Fresh Start High-Hiding All Purpose Primer the go-to for significant color change, and recommends tinting primer toward the finish color. Some deep custom colors require a deep base primer. A house going from dark rooms to light, or the reverse, can add a full coat to many rooms.
Both add time. In pre-1978 homes, paid work disturbing more than 6 square feet of paint per room triggers EPA lead-safe practices, containment and cleaning verification in each room. Painting an occupied home means moving and covering furniture room by room; an empty home before move-in is faster.

Add up the wall area of each room, multiply by the number of coats and divide by the spread rate. A 12 by 14 foot room with 8 foot ceilings has about 416 square feet of wall, so two coats at the 400 to 450 square feet per gallon Benjamin Moore lists for Regal Select is about 2 gallons. Ceilings and trim are calculated separately.
Usually, because empty rooms are faster to paint: no furniture to move and cover, and crews can work room to room without disrupting a household. Painting before move-in also lets paint cure before furniture is pushed against walls. Benjamin Moore says walls painted with Regal Select can be washed after two weeks.
In Pennsylvania, the home improvement contract must include the contractor's registration number, a description of the work and materials, approximate start and completion dates, the total price or a time and materials provision, and the down payment amount, and the homeowner may rescind within three business days. A room-by-room scope listing walls, ceilings and trim avoids surprises.
Ceilings add labor because they are overhead work and must be done first, and stained ceilings need a stain-blocking primer. They use less paint than walls: a 12 by 14 foot ceiling is 168 square feet per coat. Many homeowners include ceilings when walls are repainted because a fresh wall color makes an aging ceiling obvious.
