Fresh paint is one of the projects real estate agents recommend most before a sale. In the National Association of REALTORS 2022 Remodeling Impact Report, 48% of REALTORS said they recommend painting the entire interior before selling and 38% recommend painting a single room, and homeowners gave both projects a perfect Joy Score of 10.
The National Association of REALTORS 2022 Remodeling Impact Report asked REALTORS which projects they recommend before selling and asked homeowners how they felt after completing projects. For painting:
The report notes its cost and value figures are estimates from survey respondents rather than appraisals.
Paint changes how a home photographs and shows. Scuffed walls, dated colors and peeling exterior paint signal deferred maintenance to buyers, while clean, neutral walls let them picture their own furniture. Among homeowners in the NAR survey who painted their whole interior, the most important result reported was beauty and aesthetics.
They do different jobs. Exterior paint shapes the first impression in listing photos and drive-bys, and peeling paint can raise inspection questions on older homes. Interior paint affects how rooms feel during showings. On pre-1978 homes, scraping peeling paint before a sale falls under the EPA lead rule when paid work disturbs more than 20 square feet of exterior paint.
Allow time for the paint to cure, not just dry. Benjamin Moore lists Regal Select as washable after two weeks, and its Advance trim enamel needs 5 to 7 days before heavy use. Painting two to three weeks before listing photos lets touch-ups and furniture placement happen without marking fresh paint.

Painting is one of the most commonly recommended projects before selling. In the National Association of REALTORS 2022 Remodeling Impact Report, 48% of REALTORS recommend painting the entire interior before selling and 38% recommend painting one room. The report presents cost recovery as respondent estimates, so the main benefit is presentation and buyer appeal rather than a guaranteed dollar return.
Light, neutral colors are the usual choice because they photograph well and let buyers imagine their own furnishings. The bigger point is condition: fresh, even paint without scuffs, patches or peeling signals a well-kept house. Test colors in your actual light, because the same neutral can look gray, beige or yellow depending on the room.
Painting usually helps the home show and photograph better, which a credit cannot do. Buyers form impressions from listing photos and showings. A credit may make sense for large exterior projects with little time before listing, but interior repainting of key rooms is a common pre-listing step that agents recommend.
Two to three weeks before photos is a practical target. Benjamin Moore says walls painted with Regal Select can be washed after two weeks, and its Advance trim enamel needs 5 to 7 days before heavy use. That leaves time for touch-ups and staging without marking fresh paint.
