Bathroom Painting for Humid Rooms

Bathroom paint fails when moisture gets ahead of it, so the job starts with removing mildew, then uses a paint built for humidity and gives it time to cure. Benjamin Moore's Aura Bath & Spa, for example, recoats in 1 hour but needs at least 24 hours before full service.

Why Does Bathroom Paint Peel and Grow Mildew?

Steam condenses on cool walls and ceilings every day. Paint that was applied over soap film, mildew or glossy old paint, or that was never allowed to cure before the first shower, loses adhesion and lets mildew return. Paint makers' data sheets require surfaces free of dirt, grease, soap and mildew before painting for exactly this reason.

What Kind of Paint Works Best in a Bathroom?

A paint formulated for humidity. Benjamin Moore describes Aura Bath & Spa as a premium interior coating made for high humidity rooms such as baths and spas, with mildew resistance, and lists it for bathroom and sauna applications on drywall, plaster, masonry, wood and primed metal. It is listed at 350 to 400 square feet per gallon with a relatively thick dry film of 1.8 to 2.0 mils.

How Long Before You Can Shower in a Freshly Painted Bathroom?

Benjamin Moore lists Aura Bath & Spa as dry to the touch in 1 hour and ready to recoat in 1 hour at 77°F and 50% humidity, and says to allow a minimum of 24 hours before returning the room to full service. In practice that means planning showers elsewhere for a day and running the exhaust fan afterward. The application range is 50°F to 90°F surface temperature.

How Is Mildew Handled Before Painting?

Mildew is cleaned off, not painted over. Live mildew under new paint can grow back through it. After cleaning and rinsing, the surface must dry fully; stains that remain are sealed with a stain-blocking primer, and the ceiling over the shower, where condensation is worst, gets special attention.

What Sheen Should a Bathroom Be?

Aura Bath & Spa is a matte finish that Benjamin Moore formulated for humid rooms, so moisture resistance does not have to mean high gloss. Trim and doors usually get a harder enamel such as Benjamin Moore Advance in satin or semi-gloss. See how to paint a bathroom for humidity.

Do Older Bathrooms Need Lead-Safe Work?

In homes built before 1978, bathroom walls, trim and window sashes may carry old lead-based paint. Paid work that disturbs more than 6 square feet of painted surface in the room falls under the EPA rule, which requires an EPA-certified firm, containment, no unshrouded power sanding and a verified cleanup. Small bathrooms can cross that threshold quickly when ceiling and trim are sanded.

How Much Paint Does a Bathroom Take?

Less than most rooms, but at a thicker film. Benjamin Moore lists Aura Bath & Spa at 350 to 400 square feet per gallon with a dry film of 1.8 to 2.0 mils, heavier than typical wall paint. A 5 by 8 foot bathroom with 8 foot ceilings has about 208 square feet of wall before the tub surround, mirror and door are subtracted, so two coats often fit in a single gallon. Cutting in around tile, fixtures and vanities is where the time goes.

Frequently Asked Questions

Can you paint bathroom tile?

Glazed ceramic tile can be primed and painted, but it is a high-wear surface and paint will not last like the original glaze in wet areas. Benjamin Moore lists its Fresh Start High-Hiding All Purpose Primer for properly prepared ceramic tile and notes that adhesion on hard, non-porous surfaces may take 3 to 4 days to develop. Painted tile suits wainscot and walls better than shower floors or tub surrounds.

Does bathroom paint need a fan?

The paint does not, but the room does. Exhaust fans remove the moisture that causes peeling and mildew. Benjamin Moore advises allowing at least 24 hours before returning a room painted with Aura Bath & Spa to full service, and running the fan during and after showers helps paint cure and keeps condensation from sitting on walls and ceilings.

How do you stop mildew from coming back after painting?

Clean all existing mildew before painting, let the surface dry completely, seal remaining stains with a stain-blocking primer, and use a mildew-resistant paint such as Benjamin Moore Aura Bath & Spa. Then control moisture: run the exhaust fan, keep the door open after showers when possible, and wipe heavy condensation. Paint resists mildew; ventilation prevents it.

Is semi-gloss required in a bathroom?

Not anymore. Semi-gloss was traditional because it wipes clean and resists moisture, but specialty paints such as Benjamin Moore Aura Bath & Spa are formulated for humid rooms in a matte finish. Semi-gloss is still a good choice for trim and doors. The bigger factors are surface prep, a paint made for humidity and enough ventilation.
